La Mirada Commercial Roofing from Downey, CA

Roof coating estimates in La Mirada from our Downey crew. We check the existing roof, repair seams and wet areas first, then price the right coating.

Roof coatings can add years to a commercial roof in La Mirada, but only if the roof underneath is in good enough shape. Worn coating is one thing; open seams, split flashing and wet insulation are another. A new coat of silicone or acrylic will not close an open seam or dry out wet insulation, and coating over those problems just hides them for a season or two. Before we price a coating, we look at what is under the worn surface and list the repairs that have to happen first. That way you can compare coating bids on what they actually include.

A coating estimate starts with the existing surface, not the bucket. We inspect adhesion, seams, drainage and previous patching before pricing preparation and application. A failed transition or wet insulation needs its own repair. The coating area and anything excluded are shown on a roof plan. Property managers can also arrange commercial coating evaluations in Norwalk.

Find out what is worn: the coating or the roof

On the roof, we check whether the old coating is just weathered and chalky or whether it is peeling, blistering or worn through to the membrane. Then we look below it: seams, flashing, penetrations and drains. A roof can have a sound field and still have failed flashing at the walls, and those spots need repair before any coating.

A roof inspection identifies the roof system, notes problem areas by location and flags anywhere moisture may be trapped. We may take a few core samples, because worn coating on the surface tells you nothing about whether the insulation below is dry. Coating over wet insulation traps the water in.

If a problem is outside what a coating can fix, such as a failed curb or a drain set too high, we list it separately so you are not comparing a coating-only bid with one that also fixes the roof.

Repair the membrane before coating

Open seams get resealed or rewelded, split flashing gets rebuilt, and blisters get cut out and patched. Where cores show wet insulation, it is removed and replaced. Each repair has to be done with materials that match the roof and that the coating will stick to. Coating is the last step, not a substitute for these repairs.

Our roof repair estimate lists those repairs separately from the coating so you can see them. Walls, drains and penetrations often need the most work. If something like a rusted curb needs another trade, we say so. A bid that only counts square feet of coating does not show the repairs underneath it.

If we find more damage once work starts, we stop, show you, and agree on the change before continuing. The roof is protected while you decide.

Prepare the surface for the coating

Coatings need a clean, sound surface to bond. That usually means power washing, removing loose or peeling old coating, and sometimes a primer. The right prep depends on the roof material and what coating is already there. We often do an adhesion test patch before the full job, to confirm the new coating will stick.

Silicone roof coatings are popular here because they hold up well in sun and handle ponding better than many acrylics. But silicone does not bond to everything, and once a roof is coated with silicone, future coatings generally need to be silicone too. We confirm the existing surface before recommending a product.

Drainage is its own issue. A coating will not fix a roof that holds water because of a clogged or high drain. If drainage work is needed, we price it separately and say whether it is included.

Plan the work and compare estimates

We confirm roof access, where materials are staged and how long each section needs to stay off-limits while coating cures. Repairs have to be done and cured before coating starts, and coatings need dry weather, so we plan around the forecast.

Compare coating bids on the whole job. One may keep the old coating after cleaning; another may need to remove it. One may include seam and flashing repairs; another may not. Those differences matter more than the coating brand. We also evaluate commercial roofs in Buena Park, each with its own inspection.

We offer emergency leak response nights, weekends and holidays. A temporary patch stops a leak; it is not coating prep, and we label it as temporary.

Photograph repairs before the coating hides them

Before the coating goes on, we photograph each seam, flashing and wet-area repair. Once the roof is coated, those repairs are invisible, and the photos are the only record of what was fixed underneath.

They go into a roof condition report with each repair located on a roof plan, along with the coating product and coverage. Areas we did not test or repair are noted, so a future leak gets its own inspection rather than an assumption.

The right coating bid includes the repairs, the prep and the coating together. A lower price that skips the repairs is not cheaper if the roof leaks under the new coating next winter. We will explain what each option leaves out before you choose.

Commercial Roofing Questions

How do I know if my roof needs a new coating or actual repairs?

We check whether the wear is only in the coating or whether seams, flashing or insulation have failed underneath. Coating handles surface wear; failed seams and wet insulation need repairs first.

Can a coating contractor tell if the insulation is dry just by looking?

No. The surface does not show what is underneath. We take core samples where there are signs of moisture and replace wet insulation before coating.

What prep should be included in a coating estimate?

Cleaning, removing loose old coating, repairing seams and flashing, replacing wet insulation, priming if needed and an adhesion test. Ask each contractor which of those their price includes.

Will a coating fix water ponding on my roof?

No. Ponding is a drainage problem. We price drain or slope work separately, and the estimate says whether it is included.

How will I know what was repaired under the coating?

We photograph every repair before coating and include them in a report with a roof plan, the coating product and coverage.
