Artesia Commercial Roofing from Downey, CA
Commercial roof drain repair in Artesia from our Downey crew: drain flashing, clamping rings, ponding and membrane tie-ins, priced separately from plumbing work.
Most roof leaks we trace in Artesia on flat commercial roofs end up at a drain. Water collects there by design, so any split in the membrane, loose clamping ring or gap at the drain flange gets tested every time it rains. The tricky part is that a drain problem can be a roofing problem, a plumbing problem, or both. A clogged leader pipe backs water up onto the roof; a torn membrane at the flange lets water past the drain body and into the building. Snaking the pipe will not fix torn flashing, and new flashing will not clear a blocked line. We look at both before anyone quotes a number.
Artesia is a small city bounded by the 91 and the 605, and much of its commercial space lines Pioneer Boulevard: retail strips, restaurants and small offices with low-slope roofs and interior drains. For those buildings we find the drain, clear the strainer, check the flange and walk the low areas that hold water near it. A blocked outlet and a failed flashing are two different repairs with two different prices. We do the same work in nearby Cerritos.
Inspect the drain and the membrane around it
On the roof we pull the strainer, clear leaves and grit, and look closely at the membrane where it laps onto the drain bowl. We check whether the clamping ring is tight and complete, whether the bolts are rusted or missing, and whether the membrane has pulled back or split at the edge of the bowl. We also note standing water around the drain, which usually means the drain sits higher than the surrounding roof or the insulation has compressed.
A roof inspection tells you which of those problems you actually have. If the membrane is torn, that is a roofing repair. If water is backing up because the pipe below is slow, a plumber needs to camera or clean the line. Sometimes both are happening at once, and we will say so plainly rather than bundle a plumbing guess into a roofing price.
One bad drain does not mean every drain on the roof is bad. Each one gets its own look, and we only price the ones that need work.
Rebuild the flashing at the drain flange
When the flashing at the drain has failed, the fix is to cut back to sound membrane, clean the bowl surface, and install new flashing that laps properly under the clamping ring. On a single-ply roof that usually means a new target patch or drain flashing sheet welded or adhered to the field membrane. On an asphalt roof it means new plies set in the right sequence. Damaged clamping rings and missing bolts get replaced at the same time, because new flashing held by a cracked ring will leak again.
A permanent roof repair at a drain also has to deal with what is under the membrane. If water has been getting in for a while, the insulation around the drain is often soaked and crushed. Leaving it in place traps moisture and keeps the drain sitting in a dip. We cut out wet board, replace it, and taper the area so water actually runs to the drain.
Replacing insulation can change the height around the drain, so we check that the bowl, ring and new flashing still line up with the finished roof surface. You will see that work listed in the estimate next to the flashing cost, not buried in it.
Sort out what belongs to the roofer and what belongs to the plumber
Some drain problems sit below the roof deck: a cracked drain body, a separated leader joint, a corroded pipe inside the ceiling. Those are plumbing repairs. We point them out when we see the signs, but we do not price them as roofing. The building manager can bring in a plumber, and we schedule our flashing work so it closes up after the drain body is sound.
On a TPO roof, the drain detail is usually a welded flashing sheet under a clamping ring, or a retrofit drain insert that seals into the existing pipe. Which one makes sense depends on the condition of the old drain body and how much room there is in the pipe. A retrofit insert changes the detail and gets priced as its own option.
If the plumbing repair has to wait, we can seal the drain area temporarily so it sheds water in the meantime. That is a stopgap, and we will call it one. It is not a finished drain repair.
Plan access and the order of work
Commercial drain work in Artesia starts at the roof's low point and ends at the outlet. We inspect the bowl, flange and overflow, clear debris and note any ponding. If the membrane at the flange is split, that repair is priced apart from cleaning. Before we open the roof, the building manager can let tenants know, clear a path to the roof hatch or ladder, and protect anything sitting under the drain inside.
Estimates for drain work can look very different depending on what is included. A smaller scope might keep the existing drain body and only replace flashing. A larger one might add a retrofit drain, new insulation and tapered fill. We lay those options side by side so you can see what each price buys. We also handle drain and flashing repairs in Hawaiian Gardens, and every building there gets its own inspection.
If we open the roof and find more wet insulation or a damaged deck than expected, we stop, show you photos and measurements, and agree on the added work before we go further. The roof stays protected while you decide.
Keep a clear record of what was fixed
Before new flashing and membrane cover the drain, we photograph the cleaned bowl, the new insulation and the clamping ring as installed. Once the roof is closed up, those details are hidden, and photos are the only way to show what was done underneath.
That record goes into your roof asset management file, marked by drain location. If a plumbing issue was handed off, it stays on the list as open until someone confirms it is fixed. Drains we did not touch are noted as not inspected or not repaired, so nobody assumes the whole roof was covered by one service call.
We offer emergency leak response on nights, weekends and holidays. In an emergency, we stop the water first and then come back with a proper repair. The invoice shows which visit was temporary and which was permanent.
The best drain repair is the one that fixes the actual cause: the right flashing, sound insulation underneath, and a drain body that is ready to take it. That is what we price, and that is what we put in writing.
Commercial Roofing Questions
How do I know if a drain leak is a roofing problem or a plumbing problem?
We check the membrane and flashing at the drain bowl first. If the membrane is torn or the clamping ring is loose, it is a roofing repair. If water backs up because the pipe is slow or the drain body is cracked, a plumber needs to look at it. Sometimes it is both, and we will tell you.
Will clearing the drain pipe fix a leak at the drain?
Only if the leak is caused by water backing up. If the flashing at the drain flange is split, clearing the pipe will not stop the leak. That needs new flashing tied into sound membrane, and we price it separately from any cleaning.
What should a drain repair estimate include besides the flashing?
It should list any wet insulation that will be removed and replaced, tapered fill if the drain sits high, new clamping ring parts if needed, and the flashing itself. If the drain body has to be replaced or fitted with an insert, that should be its own line.
What happens if the drain body needs to be replaced?
The drain or pipe repair is done first, then we install new flashing to fit the new drain. A different drain or retrofit insert changes the flashing detail, so the roofing work is scheduled to follow it.
What records will I get after the repair?
Photos of the drain before, during and after the work, a list of materials installed, and notes on which drains were repaired. Any plumbing issue we flagged stays on the list as open until it is resolved.
