Cypress Commercial Roofing from Downey, CA

Roof repair under walkway pads and pavers in Cypress from our Downey crew. We lift what is in the way, repair the membrane, and put the protection back.

Many commercial roofs in Cypress have something sitting on top of the membrane: walkway pads to service rooftop units, concrete pavers, ballast stone or protection boards. They do a good job of protecting the roof, but they also hide it. When a leak shows up under a walkway or paver area, we cannot see the membrane until the protection is moved. The estimate needs to include lifting, storing and putting back that material, not just the patch underneath.

Before adding new roofing over an old roof, we inspect the membrane, attachment, drainage and prior repairs, and mark blisters, wet insulation, loose laps and sound sections separately. That makes a recover decision easier to price against removal. Penetrations and roof edges are part of the same inspection. Property managers can arrange a matching commercial roof review in Los Alamitos. Our price includes seam preparation, drain adjustment and a final edge check.

Find out what is hiding the problem

We start where the leak is reported and look at what is on top of the membrane there. A shifted paver or torn walkway pad is worth noting, but it does not tell us whether the roof underneath is damaged. Grit and debris trapped under pads can wear through a membrane over time, and pavers can crack or puncture it if they rock under foot traffic.

A roof inspection notes which areas we could see and which were hidden. If the likely leak is under protection, we will recommend lifting it to check. If the pads or pavers were installed by another contractor or are under a service agreement, we note that so whoever is responsible can be involved.

We do not assume the roof under the pads matches the exposed roof nearby. Membrane under protection often ages differently, so we check it directly.

Plan who moves the pads and where they go

Before work starts, we agree on how the protection will be handled: who lifts it, where it is stored on the roof without overloading one spot, and how the work area is protected while it is open. Pavers are heavy, so we stage them carefully. If ballast has to be moved, we keep it off drains and away from the roof edge.

Our roof repair estimate lists lifting and resetting the protection as its own line next to the membrane work. A cheaper quote may leave that out or assume someone else will do it. Compare the whole sequence, not just the patch size.

Timing matters too. Walkway pads usually lead to rooftop units that service techs need to reach, so we plan the work around their visits and leave a safe path open. If the pads are worn, cracked or too short to cover the traffic route, it is a good time to replace them, and we will price that as an option rather than a requirement.

If the roof structure or deck looks like it may not handle pavers being restacked in one area, we raise that before moving anything.

Repair the membrane once it is exposed

Once the membrane is exposed, we look for wear, punctures, open seams and loose flashing. We clean and prepare the sound membrane around the damage and repair it with the method that matches the roof. The patch has to end on good membrane, even if that means the repair is a bit larger than the area we first uncovered.

On an EPDM roof, which is often the membrane under ballast or pavers, repairs use EPDM primer and seam tape or cover strip. Old EPDM needs a thorough cleaning before anything will stick to it. If there are signs of wet insulation, we confirm with a core sample and replace what is wet before patching.

When we find more damage than expected, we stop, photograph it and agree on the added work with you. The area is protected while you decide.

Put the protection back in the right order

Before any protection goes back down, we check the repair: probing seams, checking adhesion and making sure the patch is fully bonded. Then the area is cleaned of grit, and new slip sheets or protection pads go down where needed so the pads or pavers do not wear through the new membrane.

Compare estimates on what they finish. Ours says what roofing is completed and who resets the protection. We also service commercial roofs in Hawaiian Gardens, each with its own inspection.

We provide emergency leak response on holidays, weekends and at night. A quick fix in an emergency does not mean every area under the pads has been inspected. We will tell you what still needs to be checked.

A roof with a lot of pavers or ballast is also worth a broader look every few years. Lifting a few sample areas in high-traffic spots shows whether the membrane underneath is wearing, long before it starts leaking.

Photograph the repair before it is covered

Before the pads, pavers or ballast go back, we photograph the damage, the prepared surface and the finished repair. Once the protection is reset, nobody can see the membrane again without lifting it, so the photos are your record.

Those photos go into your roof asset management file with the repair location marked. Areas under protection that we did not uncover are listed as not inspected, so a future leak there gets its own look.

The right price includes access, the permanent repair and resetting the protection. A patch-only number leaves out most of the work when the membrane is hidden.

At a Cypress property, we also separate a clogged drain from a damaged membrane. Clearing debris is housekeeping. If the drain flange or membrane is damaged, that repair is listed on its own line.

Drain cleaning and membrane repair are always priced separately.

Commercial Roofing Questions

Can you inspect the roof under walkway pads or pavers?

Yes, but they have to be lifted. We note what we can see from above, then lift the protection where the leak is likely and inspect the membrane directly.

Does a shifted paver or torn pad mean the roof is damaged?

Not necessarily. It is a reason to look. We lift it and check the membrane underneath before deciding if a repair is needed.

What should the estimate include besides the membrane patch?

Lifting and storing the pads or pavers, protecting the open area, the membrane repair itself, new slip sheets or protection pads, and resetting everything afterward.

What if there is wet insulation once the membrane is exposed?

We confirm it, show you photos, and explain the added work. The wet insulation is replaced before the patch goes on, and the area is protected while you decide.

How will I know what was fixed after the pavers are back?

We photograph the damage and the finished repair before resetting the protection and include the photos and location in your roof records.
